Four things you get, buying from abroad

Live, not recorded

A video call from the plot, at a time that works in your timezone: evenings and weekends in Kenya are fine. We walk all four boundaries, show you each beacon, and walk from the plot to the tarmac without cutting, so you see the real distance.

The parcel number, up front

Before you ask. Your advocate applies for the official search, about KSh 500, and you read the result yourself. We will wait for it.

Your advocate, not ours

Instruct your own advocate, check them on the Law Society roll, and we will deal with them directly. We do not ask you to use anybody we recommend.

What you will need

  • A KRA PIN: you cannot transfer land without one. Register on iTax if yours is dormant.
  • A power of attorney, if you will not sign in person. Make it specific to the parcel and the transaction, execute it before a notary or at the Kenyan mission, and register it in Kenya.
  • Your own advocate: instructed by you, paid by you.
  • Somebody on the ground you trust to visit independently and send their own photos.

What it costs beyond the price

  • Stamp duty: 4% urban, 2% rural, paid by the buyer.
  • Advocate's fees: on the statutory scale, plus disbursements.
  • Official search: about KSh 500.
  • Land Control Board consent: for agricultural land.

The four scams that target people abroad

The urgent discount. "Another buyer is coming Friday." Distance makes rushing feel normal. It is not. Any seller who will not wait for your search is not a seller you want.

The cloned agent. Someone copies the photos, the name and the listings, and gives a different number. Always use the number published here: 0718 075307.

The plot sold four times. One parcel, four deposits, four buyers abroad who never meet each other. Only a registry search catches this.

The relative who means well. Not fraud, but it costs the same. Somebody who "handles it" without an advocate, a search, or a written agreement. Love them. Still use a lawyer.

Questions from buyers abroad

Can I buy land in Kenya while living abroad?
Yes. If you are a Kenyan citizen, dual citizens included, you can buy any land, freehold included, without flying home. You will need a KRA PIN and, if you cannot sign in person, a registered power of attorney.
Do I have to travel to Kenya?
No. We do a live video walkthrough of the plot, your advocate handles the search and transfer, and someone you trust verifies the ground independently. Many of our buyers complete without travelling.
How do I pay safely from abroad?
By bank transfer into your advocate's client account, against a signed sale agreement, in stages. Never to a personal M-Pesa number, a till, or an individual account, including ours.
Can a non-Kenyan buy land in Kenya?
Only on leasehold, for a maximum of 99 years, under Article 65 of the Constitution. Non-citizens cannot hold freehold agricultural land, and using a Kenyan nominee to get round this leaves you with no enforceable claim.
